The City of Austin remained considerably more expensive than the broader metro, with a July median price of $605,000. Buyers willing to consider surrounding communities may find lower median prices, although commute, taxes, insurance and local services can differ significantly.

At the same time, the close-to-list-price ratio suggests that negotiation opportunities still existed, especially for listings that had been on the market longer, required repairs or were priced above comparable sales.
